Madison vs. Dane County: Which Market Is Hotter?

Zillow puts the typical Madison home value around $417K, while Dane County overall is closer to $453K. That spread comes from strong demand in nearby suburbs like Middleton, Verona, Fitchburg, and Waunakee, where larger lots, newer homes, and certain school districts command a premium.

If you want walkability and city vibe, Madison proper usually wins. If you want more square footage, newer construction, and certain school options, the surrounding communities often shine—even if that means a higher price tag.
